OM Apartements – We Build Your Dream

The Luxury Premium apartment ‘OM Apartments’ is near to Technopark Phase 3. The project consists of 20 flats in seven floors including 2 & 3 BHK options.

It’s 800 meters away from the NH – 47 By – pass road, Schools, Hospitals and the Airport are within a short distance.
Currently the bookings are open for OM Apartments. The registration amount is One Lakh and the balance stage wise payment is decided and fixed at the time of booking.

Five types of flats will be available for booking
a) 6 Flats of 3 Beds – 1660 sq.ft.
b) 6 Flats of 2 Beds – 1140 sq.ft.
c) 6 Flats of 2 Beds – 1000 sq.ft.
d) 1 Flat of 3 Beds  – 1550 sq.ft.
e) 1 Flat of 3 Beds  – 1270 sq.ft.

Interior

Modular Kitchen, All Electrical Fittings, Cupboard in all Bedrooms and AC in Master Bedroom.

In each flat modular kitchen will be furnished.
In all the beds of each flat, one cupboard will be made available for with no additional cost will be charged.
Master Beds of each flat will be fitted with AC for which also no additional cost will be charged.
All the electrical works, fittings and fans will be done by the builders free of cost.

If any additional fittings or alterations / changes are to be done as decided by clients in their reserved flat, these will be done and the payment for the additional works / fittings will be decided amicably by mutual discussions.

Construction

We use Bricks instead of Hollow Bricks.

The entire Masonry works will be done by Bricks instead of Hollow Bricks.

Painting

Good quality emulsion paint with two coat putty finish for internal walls and ceiling. Enamel paint in hand rails and metal grills. Antifungal exterior emulsion paint for external walls.

Structure

RCC framed structure with RC foundation confirming to BIS. Earthquake resistant structural design in compliance with seismic zone-3. Using only FE-500 grade steel of Primary manufacturers.

Windows

Aluminium powder coated windows with glass shutters and safety grills.

Fire Safety

Fire protection system as per rules.

Power backup

Generator backup for elevator, common lighting, water pumps and designated points in each apartment.

Doors

Decorative teak wood entrance door with 40mm teak wood shutter and moulded panel internal doors of 35mm with hardwood frames.

Plumbing

CPVC Pipes for concealed hot water lines, UPVC pipes for other concealed water lines and stack lines. PVC pipes for rain water and yard lines. Superior quality CP fittings Cera or equivalent.

Flooring

Good quality virtified tile for flooring in all living, dining and bed rooms. Glazed ceramic tiles for toilet walls up to false ceiling and anti skid ceramic tiles for toilet floors and balconies.

Electrical

All electrical fittings with ceiling fan etc will be fitted free of cost. Latest designs/models will be selected and fitted Legrand or equivalent.

Water supply

Rainwater harvesting and grey water treatment to reduce the water consumption and preserving natural resources.

Features

Common Gym Room and Children Play Area.

A common Gym Room will be available on the flat which can used by the flat owners / occupants.

Children Play area will be made available which will be adequately safe guarded to avoid any miss-happenings.

Cable TV

Connection in living and any other one place as preffered.

Telephone

Cabling for telephone in living and any other one place as preffered.
